Preparing your home.

There are dollars you should spend before listing — and dollars you shouldn't. Here's the difference.

The best prep work makes the home look like its best version of itself — not someone else's home. The worst prep work is expensive remodels that return less than they cost.

Arizona-specific prep

Landscaping. Dead or struggling plants are common in summer and read as neglect. Replace what's dead with desert-appropriate plants, freshen any granite (rock) groundcover, and trim. Drip systems should be working.

Pool. Crystal-clear, balanced chemistry, working equipment, clean deck. A green pool kills showings.

HVAC. Service the units. Buyers and their inspectors will check. A recent service record is reassuring.

Air quality in showings. Set the thermostat to a comfortable temperature before showings. A 95-degree house in July loses sales.

Flood irrigation (Arcadia and select areas). Irrigate the lawn the week of listing photos. A lush flood-irrigated yard is the whole point of those homes.

Pre-listing inspection — yes or no?

Some sellers commission their own inspection before listing. The argument for it: you find issues on your own time and decide how to handle them before a buyer's inspector does. The argument against: anything you learn now you may have to disclose. Discuss with your agent in light of the specific home.

Photos are the listing

By the time prep is done, the home should be photo-ready: deep clean, beds made, surfaces clear, lights on, blinds open, vehicles moved. Most buyers see the photos before they see the home, and the click-through rate from photos determines how much real-world traffic you get. Cheap, dim photos cost real money in lost interest.
